Selling a home is a big deal—and it deserves thoughtful strategy, honest guidance, and top-tier presentation. With over 23 years of experience, Beth Lindner treats each listing with care, no matter the price point.
Beth researches your home, reviews neighborhood data and market conditions, and walks the property with you, thereby allowing you to share the uniqueness of your home before making any pricing recommendations. She believes in seeing the full picture before naming a number—because every home has its own story.
Once we agree we are a good fit, listing documents are signed and a timeline will be set:
Beth works with one of the top photographers in the Western Suburbs. Her take is that imagery is a major factor in a buyer’s decision to see a property. Beth uses a combination of still photography, Matterport videography, and drone footage to highlight a property’s best features. Presentation matters, just like first impressions matter.
You’ll receive text alerts to approve showings, and a Sentrilock system ensures safe access. Only licensed agents can unlock the home using their verified credentials, and Beth receives alerts at the same time as you.
After your first weekend on market, Beth typically meets with you in person to review offers—or strategize if needed. Every offer is broken down in a side-by-side spreadsheet to help you compare terms; pricing, contingencies, and closing timelines.
Beth’s take: “The highest offer isn’t always the best. We will review the most recent data as I walk you through each one and recommend the strongest path forward, ultimately, the final decision of acceptance of an offer belongs to you, the seller
As the seller, you decide:
The attorney has 5 business days to review and approve
The buyer has 5 business days to finalize financing and complete inspections
Beth remains in touch with the appropriate parties of the transition to ensure the deal moves forward smoothly.
Commissions have always been negotiable. Due to a federal law change in 2024, the buyers brokers commission is no longer permitted to be published in the MLS. Instead, buyers must formally request seller contributions when submitting an offer.
As the seller, you decide:
These terms are fully negotiable and must be included in the initial written offer. If they’re not, you are most likely not under obligation to revisit the conversation.
